WHAT IS THE AFSS CERTIFICATE?

The Annual Fire Safety Statement or AFSS is a document submitted by the building owner to their local council. This certificate may also be required for insurance purposes and/or OH&S.


The AFSS outlines the essential fire safety measures that are relevant to your property or tenancy. These measures need to be maintained and serviced on a regular basis, an AFSS confirms that this routine maintenance has been completed and that a Competent Fire Safety Practitioner has attended to your fire safety measures ensuring they are compliant.


AFSS is a strict requirement stated under the NSW Environmental Planning & Assessment Regulations Act 2000. This is enforced by the NSW Fire Brigade and local councils according to the AS1851 and AS2293.2 standards. Annual certification is required for all Fire Protection and Engineering Solutions. Once your building has passed thorough inspection and testing, only then will you be issued an AFSS Certificate.

WHO CAN SIGN THE AFSS CERTIFICATE?

As of July 2021, the AFSS can only be completed with the endorsement of a CFSP- Competent Fire Safety Practitioner. The CFSP needs to be registered with the FPAA and provide an accreditation number on any AFSS they will be endorsing. Monster Fire are both professionally licensed fire contractors as well as accredited with the FPAA to complete your AFSS. 

This new regulation guarantees that your building has been inspected and certified by a competent fire safety expert. The owner or owner's agent can only sign this document in acknowledgment of their employment of a CFSP.


After the certification has been issued, it must be displayed within the building where it is noticeable. Failing to do so is also considered an offense.

WHAT IS INSPECTED AND CERTIFIED BY AFSS?

The assessment covers essential fire safety measures, including installations, equipment, or construction designed to protect building occupants in the event of a fire or other emergencies. These include but are not limited to the following fire safety measures:

AUTOMATIC FIRE DETECTION AND ALARM SYSTEMS

AUTOMATIC FIRE SUPPRESSION SYSTEMS (E.G. SPRINKLER SYSTEMS)

EMERGENCY LIGHTING AND EXIT SIGNS

FIRE HOSE REELS, FIRE HYDRANTS, AND PORTABLE FIRE EXTINGUISHERS

FIRE DOORS AND MECHANICAL AIR-HANDLING SYSTEMS

LIGHTWEIGHT FIRE-RESISTANT CONSTRUCTION MATERIALS
